Bucking the Trend: New Bungalows in Cornwall at Pras Park, Menheniot

Bungalows are becoming an increasingly rare find across the UK. According to the latest NHBC figures, just 1,505 new bungalows were registered in 2025, compared with 38,503 detached and 39,180 semi-detached homes. That's roughly one bungalow for every 77 new homes registered, despite growing demand for accessible, low-maintenance living.

At Pearce Fine Homes, we're proud to be bucking the trend. Our latest development at Pras Park, Menheniot includes just nine exclusive bungalows, providing a style of home that remains highly sought after across Cornwall.

Why are new bungalows so hard to find?

The number of new bungalows has fallen sharply in recent years. NHBC registered 2,810 in 2022, so the 2025 figure is almost half that. A bungalow needs more land than a house with the same living space, so many developers choose to build houses instead.

Yet the demand hasn't gone away. Single-storey homes appeal to buyers looking to downsize, to anyone who wants to avoid stairs as the years go on, and to people who simply prefer everything on one level.

Nine bungalows at Pras Park, Menheniot

Pras Park offers a choice of two and three bedroom detached bungalows, priced from £360,000:

  • The Ash: two bedrooms, one bathroom

  • The Pine: two bedrooms, two bathrooms including an ensuite

  • The Oak: three bedrooms, two bathrooms including an ensuite

Each home combines modern, energy-efficient living with a high-quality specification throughout. Every bungalow has solar panels, an air source heat pump and underfloor heating. There's also open plan living, a fitted kitchen with Bosch appliances, and a private garden.

Outside, each home has its own garage with an EV charging point and a private driveway. Every home also comes with a 10-year ICW warranty.

Inside the Oak

The three bedroom Oak shows how much space a well-planned bungalow can offer.

At its heart is an open plan living, kitchen and dining area of 7.4m x 4.5m (24'0" x 14'0"), with doors out to the garden. The main bedroom has its own ensuite, the second bedroom is a matching double, and the third bedroom works well as a single, a guest room or a home office. There's also an integral garage of 5.9m x 2.9m (19'0" x 9'5").
